Don't Delay Your ESER Report
Certain situations require an ESER inspection immediately. If any of the following apply to you, contact us now — delays can hold up your property transaction or put you out of compliance.
Buying or Selling a Property
Oregon requires an ESER report any time a property with an onsite wastewater system changes ownership. We’ll schedule your inspection quickly to keep your closing on track.
System Showing Signs of Failure
Slow drains, pooling water, foul odors, or a sounding septic alarm are red flags. An ESER inspection documents the system’s current condition and guides next steps.
Required by Your County
Some Oregon counties require an ESER before issuing permits or authorization notices. We know local requirements county-by-county and ensure your report is accepted first time.
Permit or Authorization Needed
An Authorization Notice from DEQ often requires a completed ESER. We submit DEQ-compliant reports so you can get the permits you need without delays.

7 Things Your ESER Inspector Must Do
1. Use the DEQ-Approved ESER Form
We exclusively use the official DEQ-approved ESER form — no substitutes, no shortcuts. Every field is completed, and any unanswerable question is documented in writing as required by Oregon law.
2. Document All Observable Components
Our inspectors assess every reasonably observable component: septic tank condition and capacity, distribution system, drain field absorption area, system design type, and available maintenance records.
3. Produce an As-Built Drawing
Every ESER inspection includes a site diagram showing the system’s exact location and components on the property — a required part of the official ESER package under Oregon DEQ rules.
4. Review Permit & Maintenance Records
We review all available permit records, pumping history, and the past two years of maintenance documentation. If records are missing, we document the gap and create new record drawings as required.
5. Be DEQ-Certified & Licensed
Our inspectors hold DEQ-recognized credentials including licensed installer, certified maintenance provider, and registered environmental health specialist qualifications, meeting all OAR 340-071-0155 requirements.
6. Explain Findings Clearly
We don’t just hand you a form — we walk you through the findings, explain what they mean for your property, and answer every question you have before and after the inspection.
7. Deliver a Complete, Compliant Report
From the on-site inspection and as-built drawing to the completed 8-page ESER form submission, we handle everything. Your report will be accurate, complete, and accepted by Oregon DEQ and local authorities.
